Where does the time go. Here we are nearly at the end of 2010, the clocks have gone back and fireworks are on the doorstep.
I always get caught out when the clocks go back. I make a viewing appointment at a property, keen to accomodate clients that can only view after work or at weekends, anything to help, only to find when I get there - no electric - not so much a viewing more of a stumble around in the dark apologising to the clients and secretly kicking ones own arse for being such an idiot!
It does only take the one appointment to get into the 'winter time zone' and then all is well for another year!

End of Summer
End of summer always seems so final, the children have returned to their esteemed houses of education, the nights are starting to draw in, the visitors on the streets change from family units to a mature group of coastal invaders.
I had hoped for a gloriously hot indian september to keep the despair from the door but it turns out that it is more like a insipid cup of tea a bit weak and rather disappointing.
September is traditionally a busy time for the estate agents particularly on the coast, its a bit hit and miss and so far it hastnt really inspired me to feel the market it back on track. Way too much still going on out there in the big wide world of economics, cuts and politics. Heads down and get on with it.
Kirsty says and if Kirsty, my property hero says so, its true, LOCATION, LOCATION,LOCATION and you cannot deny, here in North Norfolk we ARE THE LOCATION it has a definite must have quality if you haven't found it yet then you haven't quite made it into the elite NORTH NORFOLK club and fools you must be!!!!!!!!!!!!!!!!

Graduation
Celebration in Norwich for my nephews graduation - he made it. Several hard years, hated disatations and lots of very unusal art - it is in the eye of the beholder they say so whats unusual to one makes perfect sense to another!!!

Chaos
Having dried up from our rather inconvenient flood early in May finally the office resumes some sense of normality. The new carpets are fitted and look very good indeed and my thanks have to go to the very good fitters and Cromer Carpets for their efficient and helpful service. Its good to work locally if you can.
Its been a very busy day getting the office back to normal, I have decided, although its not new year, to make a resolution to keep my desk tidy and not to collect paperwork that basically should be filed on receipt appropriately either its its rightful place or in the bin!!!
I am not sure if its just me, Steph opposite at Keys seems to be out most of the time in their little car I am assuming on valuations, I need some more properties on the market, pehaps I should follow her to see where she is going and do the 'coporate agent' tout thing!!!
Never had to before but theres always a first for everything!!!!
Mental note to take control and chase those valuations.
Signing off and looking forward to an evening in on my own.

Another Day
Well here we are a couple of weeks into HIP free selling and its beginning to sink in - old fashioned hot box marketing is back. The excitement of listing a property that you can instantly market (5 minutes to order the EPC) is what I always loved about this job. Calling people, telling them about something new when it is still new to you and not some thing you remember seeing some 5 - 10 days ago.
Its a shame the last goverment got them so wrong, everything about them was not going to work from the start, the whole concept of up front information is a good one, providing buyers with relevant information is a good idea but what they really need is to know if its sound structurally, what work might need doing and how much that might cost, the minute this information was dropped was the minute the death warrent for the whole idea should have been signed. In the meantime, companies were created with millions invested in product development and training to provide them - quite often life savings or redundancy payemnts hoping for a new career - where do these companies go now - those employed in them do they have a job. The whole sorry affair ought to be independently investigated and a proper assessment of why government employees consult with an entire industry then ignore everything they are told from many highly experienced experts with years of knowledge that told them from day one HIP just wont work!!!!
There are gone and I for one am not sorry to see the back of them, I am sorry for all those employees and companies that have to pick up the pieces and move on.

Its the seaside
After such a lovely weekend with friends and family - well maybe I should say what a lovely Sunday with friends and family - the rest of the weekend was spent in the office convinced there was buisness to be had and actually how right I was.
Finally agreed a sale that has been teasing me with the expectation of an agreement for days but has until the weekend eluded me. In the meantime, lots of people were looking and there are buyers bursting out of the doldrums with an eagerness to buy something, if only something were there to tempt them. Surprsingly even though the For Sale Boards seem to have emerged as profusely as daffodils at this time of year a considerable number of buyers are saying they cant find anything. It looks like a case of the typically English 'wrong type of leaves on the track' or in this case properties on the market!
Bank Holidays usually offer the idea of so much and fail to meet my expectation, however this Easter weekend, was productive in the office and fun outside. Great days!
On a more sorrowful note its a year since my lovely mother in law passed away and sadness once again filled our hearts. Our darling Lizzie missed and in our hearts for always. Love and god bless xx

Stamp Duty
Finally those that can did! It has always seemed to me that if changes were to be made in the stamp duty area then to specifically target first time buyers would be a sensible thing to look at.
Great news at last, however with the mortage market seemingly having ceased up again taking a step back to the locked door attitude finding any reason not to lend, even to the brightest of clients. This doesnt seem much of a give away to me - until the lending attitudes ease a little. I am not for one minute expecting the open doors and lax attitude of the past however sealing up the exits and withdrawing all to the vaults is going to stall the whole economic recovery.
Sensible attitudes, heavy handed goverment encouragement and money to lend is key to this measure helping anybody.
This is a good step in reviewing the Stamp Duty thresholds and how they work - perhaps the next government will be able to grasp the unfairness of the system and make it work more effectively and fairly.

SPRING
Dare we believe that spring has arrived. Blue skies, sunshine and the early signs of soon to be golden verges of daffodills. Dare we hold our breath and think at last this long and horrible winter is behind us, a distant memory in the hope that we have a long bright spring leading into the hottest summer on record.
Hope is eternal!
As far as business is concerned, there are people looking and a trickle of valuations coming through on a daily basis, there are deals to be done it just sometimes takes a little thinking out of the box to bring them together. Thats why I like being my own estate agent, I dont have to reach silly targets, or stick to random and unnecessary company rules, or have so much on my registers that my clients are but a photo, price tag and file in a drawer.
Personal knowledge of each property, a good background of information and knowing the needs of the vendor and tying it to a buyer is so much easier for us than the large chains and groups.
I love this business - it is so much nicer when the sun is shining!

WANTED - THIS ESTATE AGENT NEED YOU!
This estate agent needs you on reviewing my mailing list and anaylising its needs there are definite gaps in the stock.
Its very interesting to look at these things from time to time and even more interesting to see how the purchaser trends are changing.
Its very much a small holiday home market 100,000 to 150,000 flats or cottages close to coast and facilities or 2/3 bedroom bungalows up to 180,000 to 200,000 - if this is what you are selling the buyers are around in good numbers. Most of whom can go ahead.
What is surprising is that this doesnt really change in wanted requirments just the price range according to the market at the time.
I think therefore I should concentrate on bungalows and little flats and specialise in a small proportion of the market, however of course that cant happen in a small town and I would be terribly bored if i didnt get to see lots of lovely property outside this range.
So in reality this exercise only told me what I already knew and instead of being bogged down in anyalising I should just get out and leaflet drop!

stop, look, listen
Good advice, crossing Cromer Church Street is like waiting for paint to dry, its very cold out there and not a single car wanted to let me cross. Obviously i,m either not young and glamourous or anceint enough to merit the consideration. Finally, crossing and reaching my destination for a 2 minute visit I have to retrace my steps and do it all again. Back in the office, cold, grumpy and feeling the need to moan!
BLUE SKIES AND HAPPY DAYS
Well the sky is blue again, the offspring are in their designated educational institutions, husband is enjoying the wide open spaces of the British Roads in a trip to Heathrow and I'm in the office.
Full crew this morning, Steve is obviously keen to keep himself busy having already spring cleaned the office this morning, dusted off the hoover and re-arranged the furniture. Must find him some landlonds as if you are accustomed to my office you will know that neat freak is not the normal state of mind. Bev is clicking away on the keyboard with annoying speed and regularity, its like a tune being played lovingly and adeptly - her challenge today, find mortage lender who wants to lend and a client who can actually borrow, willing to pay the extortinate fees and has a whooping great deposit!

Me I'm off to rephotograph all those properties with a big blue Norfolk sky in the background, a drive by valuation, and order new boards. Remail Forresters, its been reduced from £275,000 to £250,000 its such a lovely rural cottage with a real 'Good Life Feeling about it'.
